Here are the general Steps in Purchasing a San Diego Home:
1. Get Pre-Qualified by a Lender
-Obtain Pre-qualification Letter
2. Property Tours
-Tour Homes with us that suit your needs and preferences
-Educate yourself about the market
3. Target an Ideal Home and Write an Offer
-We help you find the right home to purchase, once we find a home you are interested in, we write an Offer To Purchase to Submit to Sellers Agent, negotiations begin here. Either they Accept or Counter, or Deny the offer to Purchase.
-Upon an Acceptance, Deposit Earnest Money (for Escrow)
4. Present the Offer
-Your Agent, or REALTOR® will prepare a presentation highlighting the benefits of your offer and your strength as a Buyer
-Your Agent will present the Offer to the Sellers Agent
-Sellers will either Accept, Counter or Reject the Offer
5. Counter Offer
Your Realtor will discuss the counter offer and prepare a response and re submit a new or higher offer if necessary.
-When the offer has been accepted to purchase your San Diego home, we will open Escrow with a Title/Escrow company in San Diego.
7. Loan Application
-Submit a completed Loan Application to the lender of your choice and prepare the numbers. Do not finance anything new in the Escrow period, like a Car or Furniture etc!
8. Contingency Period during Escrow
-Buyers Approval of sellers Real Estate Transfer Disclosure Statement (asap)
-Buyers Approval of Preliminary Report (7 days or asap)
-Buyers Inspection (asap)
-Buyer/Seller Section A Termite work, in most cases A paid by Seller and necessary to close or finance.
-Property Appraisal and Loan Approval (17 days)
9. Homeowners Insurance Coverage
-Select an insurance Company and discuss coverage
-Give Insurance agent information to Escrow Agent. Escrow will need a copy of the policy for the new lender prior to escrow closing.
10. Signing Documents
-Your Lender will send the loan documents directly to Escrow/Title
-You will receive copies of the title documents and lender documents.
-you will need a current photo I.D.
11. Down Payment and Closing Fund
-Submit a Cashiers Check to Title/Escrow several days prior to closing
-The Escrow Officer will provide a Buyers Estimated Closing Statement which will itemize your costs and credits with an estimate of the goal moneys due
The lender will send funds to Title/Escrow
13. Close of Escrow
-The Deed will be Recorded at the County recorders office by Title
-Your Realtor Agent will coordinate with you the Transfer of the Keys and Delivery of Possessions.
14. Move In!!!
