So you log online to find homes for sale in your area. The two big websites for Real Estate searches come up….Zillow and Trulia. Then 1000's of local agent and brokerage-run websites pop up, giving you an option to search their inventory or the local MLS.
Zillow claims you can find 1000's of more properties on their forum and search than the local MLS, because they use data from banks, REALTORS®, foreclosure's and For Sale by Owner Properties.
…WHAT THEy DONT TELL YOU is half the homes you are looking at are either already in Escrow when they are listed Active, giving false hope for Buyers. Also what they don't show you is a buyer frustrated from trying to contact several dozen homeowners, FSBO's and properties that do not have responsive homeowners-agents, or they are really OFF THE MARKET and not ready for offers.
Hiring a local agent who has access to MLS and ReboGateway (similar programs) will be able to give you way more accurate data on what is actually available, in escrow etc.
While I believe Zillow may be good for some people and agents, I also believe exploring all of your search options is a better bet. Realtor.com is a great search site. If you are looking for For Sale by Owner properties (generally overpriced or unmotivated Seller!) you can try ForSalebyOwnerSD.com, Owners.com etc etc.
